We buy houses in Central Washington in all kinds of situations
Pick whatever's closest to your situation. Each one has a straight answer, including when selling to us isn't the right move.
Facing foreclosure
A notice of trustee's sale puts a date on the calendar.
Inherited a house
An inherited house often arrives with a mortgage, taxes, a full garage and relatives in three states.
Behind on property taxes
Counties in Washington can foreclose once property taxes are three years behind.
Code violations
A notice about weeds, junk vehicles or an unsafe building comes with a deadline and sometimes daily fines.
Tired landlord
Late rent, repairs you can't get to, an eviction that took months.
Fire damaged house
After a fire you're dealing with an insurance claim, a place to live and a building nobody will lend on.
Divorce
When neither of you is keeping the house, a clean sale with a known price and a known date is often the simplest part of a hard process.
House needs major repairs
A roof at the end of its life, a failed septic system, a cracked foundation.
Relocating
A new job, family in another state, or just time for a change.
Manufactured home on land
A manufactured or mobile home on its own land can be hard to sell the usual way, because many buyers' lenders won't finance it, especially an older home.
House with liens
Unpaid utility bills, contractor liens, judgments and back taxes can all attach to a house.
Something else
If it's not on this list, call or text (509) 661-2961 and ask. We'll tell you quickly if we're not the right buyer.
How selling your house to us works
From the first call to money in your account. No step costs you anything until closing.
Step 1Tell us about the house
Call, text or fill in the form. The address and a sentence about what's going on is enough to start.
Step 2We come and look
One of us walks through with you, usually within a few days. No cleaning up beforehand.
Step 3You get a written offer
A cash price with our reasoning, and no obligation. Take your time, and show it to anyone you like.
Step 4Close when it suits you
Closing happens at a local title company. You pick the date, and you're paid by the title company at closing.
We're local buyers, not a national call center, so the person who looks at your house is the person who makes the offer.
Get my cash offerWe help with everything that comes with selling
Most of the work in selling isn't the paperwork. It's the stuff in the garage, the move, figuring out where you'll go next. We help with that too.
Leave what you don't want
Take what matters to you and leave the rest. We donate what we can to local charity groups and take the rest to the dump.
Help with the move
We can set up local movers for the things you're taking, and help pay for them.
Help finding your next home
If you're buying your next place, we can recommend local real estate agents to help you find it.
Whatever else you need
Something else standing in the way? Ask us. If we can help, we will, whether we buy your house or not.

These are the kinds of houses we buy, and what they looked like after. You don't have to fix any of it first.

Plenty of companies advertise "we buy houses." Here is what to look out for with any of them, and how we handle each part.
- A fee to get an offer, or to 'process' the sale
- Pressure to sign today
- Your contract sold to a buyer nobody told you about
- A clause that lets them lower the price after you've signed
- A closing that doesn't go through a title company
Ask anyone you talk to, us included, to put the number and the terms in writing.
- A written cash offer
- No commissions, and no fees from us
- Take your time and show the offer to anyone you like
- Closing at a local title company
- One walk-through, no showings
- Sell as-is: no repairs, no cleaning
- You pick the closing date
No obligation. It costs nothing to see your number.
Three ways to sell a house in Central Washington
Each one is right for somebody. This is how they compare, without the sales pitch.
| List with an agent | Sell it yourself | Sell to a cash buyer like us | |
|---|---|---|---|
| Price | Usually the highest, for a house in good condition | Can match an agent if you price and market it well | Usually lower. We have to cover repairs, holding costs and our own risk |
| Time to money | Typically a few months: prep, listing, a buyer's loan, closing | Varies widely. Depends on your marketing and the buyer's loan | A few weeks, or a later date if you want one |
| Repairs and cleaning | Usually expected before listing, plus whatever the inspection turns up | The same | None |
| Showings | Yes, often many | Yes, and you run them | One walk-through |
| Commissions and fees | Agent commission, plus normal closing costs | No listing commission. You may still pay a buyer's agent | No commission. The offer spells out who pays which closing costs |
| Chance it falls through | Real. Loans get denied and inspections kill deals | The same, without an agent to manage it | Lower. No buyer's loan. Any inspection period is written into the offer |
| Best when | The house is in good shape and you have time | You have time, a market-ready house, and want to do the work | The house needs work, or you need a sure date |

There's no secret formula, and you're entitled to see ours. We start with what the house would sell for once it's fixed up, based on what similar houses nearby have actually sold for.
From that we subtract what the repairs will cost, what it costs to own the house while the work is done (taxes, insurance, utilities, interest), and what it costs to sell it again (commissions, closing costs, excise tax). What's left has to cover our risk and our pay. The remainder is the offer.
That means our offer is below what the house would bring fixed up and listed. It has to be. Whether it's a good deal for you depends on what those repairs, months and uncertainties would cost you if you did it yourself, and we're glad to talk that through with you.
When we give you a number, we're happy to walk you through how we got there: what we think the house sells for fixed up, what the work will cost, and our costs. If you think we've got one wrong, tell us.
