House with liens: the short version
How liens get paid
The title company finds every recorded lien and pays them from the sale price at closing. What's left is yours.
When the liens add up to a lot
Some lien holders will accept less than the full amount. We can't promise that, but we'll show you what the numbers look like before you sign anything.
Liens we see often
Utility liens, contractor and mechanic's liens, court judgments and unpaid property taxes.
Not sure a cash sale is right for you? See how a cash offer compares with listing, with the numbers.
Common liens on Washington houses
Unpaid property taxes, utility liens from cities and PUDs, contractor and supplier liens, court judgments, and code enforcement liens. A title report shows every one recorded against the house.
How long liens last
A contractor has to record a lien within 90 days of finishing work. A court judgment can stay a lien on property for ten years. Older liens sometimes turn out to be expired or already paid.
How they're paid at closing
The title company gets a payoff amount for each lien and pays it from the sale. You get what's left. Some lien holders accept less than the full amount, but that's up to them.
When liens are more than the house is worth
A sale may not cover everything. An attorney can tell you what your options are, and we'll tell you honestly if the numbers don't work.
How selling your house to us works
From the first call to money in your account. No step costs you anything until closing.
Step 1Tell us about the house
Call, text or fill in the form. The address and a sentence about what's going on is enough to start.
Step 2We come and look
One of us walks through with you, usually within a few days. No cleaning up beforehand.
Step 3You get a written offer
A cash price with our reasoning, and no obligation. Take your time, and show it to anyone you like.
Step 4Close when it suits you
Closing happens at a local title company. You pick the date, and you're paid by the title company at closing.
We're local buyers, not a national call center, so the person who looks at your house is the person who makes the offer.
Get my cash offerWe help with everything that comes with selling
Most of the work in selling isn't the paperwork. It's the stuff in the garage, the move, figuring out where you'll go next. We help with that too.
Leave what you don't want
Take what matters to you and leave the rest. We donate what we can to local charity groups and take the rest to the dump.
Help with the move
We can set up local movers for the things you're taking, and help pay for them.
Help finding your next home
If you're buying your next place, we can recommend local real estate agents to help you find it.
Whatever else you need
Something else standing in the way? Ask us. If we can help, we will, whether we buy your house or not.
